Altamonte Springs, FL

Like many places that grew up in the sprawl, the City of Altamonte Springs, Florida, does not have a historical downtown. Originally a resort town that was frequented by vacationers, the city has fought to maintain its autonomy and identity as the nearby Orlando metro area has expanded. A few years ago, the city sought to correct this problem with the purposeful development of Uptown Altamonte and the adjacent Crane's Roost Park. And now, they are seeking to continue development in an urban pattern by incorporating city-owned land as part of a public-private venture.

After a publicly-promulgated RFP process, the city has entered into an agreement with a local developer to create a ground-up, mixed-use project that will feature many of the city's municipal functions along with retail, restaurant, hotel, office and a range of residential uses. Effectively, the project – designed by Shook Kelley for the proposing developer – will create a new, identifiable and active civic core for Altamonte Springs. Moreover, it will become the catalyst for adjacent development which will connect the project directly with the existing SunRail commuter rail station to the east. Supported by the superlative sustainability programs, fiscal health and vision that Altamonte Springs is known for, this project is shaping up to be a new model for transit-oriented, civic development and placemaking championed at a local level.
