This 287-unit mixed-use apartment complex is a transit-oriented development in the continued transformation of Charlotte’s Optimist Park community. The project is part of co-development team of SpaceCraft and Swinerton’s growing portfolio of multifamily projects with cutting-edge building techniques and thoughtful design.

Shook Kelley is master planner, architect and interior designer for the six-story mixed-use building with a range of studio, 1- 2- 3- and 4-bedroom apartments and 2,945 sq ft of retail space. This development continues a commitment to walkable and sustainable housing. The name is inspired by nearby Cordelia Park, underlining the goal to contribute to a vibrant neighborhood with a mix of uses and open space. Cordelia Park is a segment of the 30-mile Cross Charlotte Trail pedestrian greenway system that runs through the city of Charlotte. 

Connecting people to one another and to all the aspects of life around them, generating tightknit communities, spontaneous social interactions, and access to diverse experiences.

In collaboration with Timberlab as a hybrid Cross Laminated Timber (CLT) structure, the building will showcase mass timber and distinct facades. CLT is a next-generation building material that offers both environmental and human-centered benefits. CLT reduces carbon since it requires much less energy to produce, and it stores carbon absorbed by the trees during growth, helping to offset greenhouse gas emissions. CLT also delivers a combination of natural aesthetics and performance. Its exposed wood interiors create a warm living environment known to support mental wellness, while its inherent thermal and acoustic properties contribute to a comfortable, quiet, and energy-efficient place to live. The result is not only a place that’s better for the planet—but one that entices the feeling of living there. The construction is post-tension concrete base under wood frame construction, based on an efficient and economical combination of prefabricated frame walls and the cross-laminated timber horizontal decks. The frame walls are far less expensive and not only look great when exposed but are much thinner and less costly than alternate truss joist systems.

Cordo offers a modern living experience featuring a rooftop deck, coworking spaces, and a fitness center. Structured parking is provided at 30% the total number of units. Every apartment unit is designed to maximize daylight and fresh air. Efficient, multi-functional layouts, over-sized windows and light-toned materials make the spaces feel great to be inside of—while also giving residents the health benefits of daily exposure to natural light. The aim creates varied architectural expressions in keeping with human-centered urban scale.

The walkability of Cordo unpacks the physical and social challenges of movement—starting from each resident’s front door. It addresses mobility issues, from the building to the streetscape and surrounding neighborhood with options for walking, cycling, vehicle sharing, and both light rail and bus public transport. It is about moving closer together, connecting people to one another and to all the aspects of life around them.
